The former Edinburgh Crystal warehouse and distribution facility at Eastfield Industrial Estate in Penicuik (Midlothian), which has lain dormant for nearly seven years, has been converted into 35,500 sq ft of flexible office/warehouse space, as part of the planned re-development of the estate.

This latest conversion by owners, Alex F Noble & Son, the Midlothian based and long established family owned and run business, constitutes phase three of the staged expansion of the estate and follows on from the successful completion of the first two phases which are fully let.

The total space let at Eastfield Industrial Estate to date, amounts to 68,000sq ft, with employee numbers across the units currently standing in excess of 100.

The new third-phase units are available for immediate occupation with flexibility again at the heart of their design, as versatility has been pivotal in acquiring and retaining tenants in the existing units.

Within the new phase and in response to a need from local business, serviced office units are being incorporated in the mix for the first time.

Eastfield Industrial Estate, formerly the home of Penicuik Windows, was acquired by Alex F Noble & Son in April 2009 before being refurbished and sub-divided into smaller units, with Edinburgh-based Coates & Company acting as agent.

The ongoing re-development of the estate has been significant for the local community, replacing jobs lost amid the collapse of Penicuik Windows and creating business space at affordable rates, with Alex F Noble & Son committing significant funds to the ongoing refurbishment.

Mark Dawson of Coates & Company believes that Alex F Noble & Son’s strong presence in the area has been instrumental in the successful marketing of the existing units. He said:

Through an excellent understanding of the local market and careful consideration of the requirements of SME businesses seeking to start-up or relocate, Alex F Noble & Son has created a vibrant and attractive hub for companies to trade on a cost-effective basis.

Additional benefits for potential tenants include favourable lease terms, significant yard and parking areas and an excellent location near to the Edinburgh City bypass.

Mr Dawson concluded:

We are quoting rents for this newly refurbished commercial space averaging between £4 and £5 a square foot which represents excellent value for well presented and flexible commercial space, at a significant discount to the occupational costs at other industrial estates within the local area.

This provides an excellent platform for new or existing businesses to secure modern premises at an affordable and sustainable cost. Anyone enquiring about the new phase of units should contact me directly on 0131 225 8181.
